Day to day work looks different across the field's roles but shares a base of numbers and negotiation. Analysts build financial models, run valuations, and track comparable sales or leases to support a decision; developers coordinate architects, contractors, and planning officials while managing financing and a construction timeline that rarely goes exactly to plan. Asset managers oversee a property's operations, leasing, and budget after it's built or bought, working closely with tenants and property managers, while brokers spend their time marketing space, showing it, and negotiating terms between parties. Appraisers inspect properties and compare them against recent sales data to produce a formal valuation report used by lenders or buyers.
Entry is genuinely varied: people arrive through finance, business, or a real-estate-specific degree, but also through architecture, law, or urban-planning backgrounds that bring a different piece of the puzzle. Brokerage and appraisal work generally require a licence to practise, earned through coursework and an exam set by the relevant professional body, since both involve representing other people's money. Analyst and investment roles are more often entered through finance-adjacent internships and technical modelling tests, while developers typically build up through construction, architecture, or finance roles before leading a project of their own.
People who thrive tend to be comfortable with long project cycles and uncertain timelines, numerically literate but equally capable in a negotiation, and patient with a permitting or planning process that moves slower than anyone would like. A common misconception is that a broker's job is mainly showing properties, or that investing is passive; in practice both involve constant prospecting, underwriting, negotiation, and paperwork, with the visible parts of the job resting on a lot of less visible groundwork.
A first role commonly sits inside an analyst or brokerage support position, building financial models, touring properties with a senior colleague, or compiling comparable sales data rather than negotiating a deal directly. Early competence is built by seeing enough transactions up close to develop an instinct for a fair price and a workable deal structure.
A few years in, someone typically runs a deal or manages a small property portfolio with real ownership, from underwriting through closing or from leasing through operations. A specialism, whether an asset type, a market, or a role such as development or brokerage, sharpens here, and a personal network of counterparties starts to matter as much as analytical skill.
By year five, the honest picture is someone who can run a deal or a portfolio independently and defend the numbers behind it, though the largest transactions or development projects still typically involve outside capital partners and wider approval. The fork from here runs toward deepening into one asset type or market, broadening across deal types, or moving toward leading a team or a firm.
